PROGRAM DIRECTOR (FACILITY OPERATIONS)
CAMBA operates five single adult homeless shelters funded by New York City Department of Homeless Services. Each shelter offers clients a supportive, structured therapeutic, safe, and drug-free facility. Homeless (often mentally-ill and substance-abusing) men and women are provided with comprehensive services to stabilize their condition in order to successfully transition into to permanent and/or supported housing. The person filling this position requires a broad range of proficiencies, from an understanding of engineering and project management to knowledge of architecture, construction, and environmental planning. In addition, facility managers must possess leadership qualities, superior organizational abilities, and effective communication and negotiation skills. Specifically, the person is required to (1) assist, direct and manage the facility management functions of the shelter programs- HVAC, lighting, electrical, plumbing, security, grounds maintenance; (2) assist in program and (sub) contract development, oversee regulatory compliance, and policy and systems development regarding facilities management and security ; (3) interact with vendors and sub-contractors on a regular basis; etc.
The minimum qualification for this position is a Bachelor's degree (B. A.) and/or three years of applicable experience and/or equivalent experience. S/he should be cost-conscious and honest when it comes to working with vendors and contractors, proactive when it comes to heading off problems, and s/he should have all the appropriate training and licenses in such areas as boilers, HVAC (heating, ventilation and air conditioning) and fire safety. Must have the ability to be on call 24 hours a day, 7 days a week.
