Non profit affordable housing property management company seeks a property management professional to manage a 90 unit affordable housing project currently in the last phases of new construction. Company has a growing portfolio of apartment buildings scattered throughout the East Harlem area. The company specializes in low-income housing tax credit and Section 8 rental properties.
The selected manager will be stationed in the new building and will be responsible for managing the day to day operations of the property. Reporting to the Director of Asset Management duties include management of the property within the established annually projected income and expense budgets, overseeing the enforcement of all tenant lease provisions including monthly rent collections, keeping all vacancy and collection losses below accepted levels. Must insure that the property and grounds are well maintained throughout the four seasons of the year, that tenant services are handled effectively and efficiently, maintaining good tenant relations while overseeing all management and maintenance staff activities. Must insure that the property operates in compliance with all tax credit and section 8 and rent regulatory agreements, building codes and ordinances and that the property service accounts, risk management and other obligations are up to date and in proper order at all times. Must also manage and maintain environmentally responsible guidelines as outlined by ownership in regards to energy efficiency, water consumption and other sustainable development practices.
- High School diploma OR GED; Some college, preferred - Minimum 1-2 years´ experience in the field of property management, including experience with Section 8 - Previous supervisory experience managing clerical and maintenance staff - Familiarity with affordable housing - Experience in performing annual certifications for government regulated properties - Proficiency with computer use / Microsoft Office Suite, particularly Word, Excel and Outlook - Bilingual abilities in English and Spanish preferred - Experience working with property management software a plus - Experience working with and overseeing project contractors
Since this is an Affordable Artists Housing Community project within a predominantly Hispanic community knowledge of artists housing, affordable housing and ability to speak, read and write Spanish is preferred but not required.
