Position: Construction Project Manager Reports to: Director of Real Estate and Homeownership

To date, we have built more than 300 homes in New York City.

The Construction Project Manager is responsible for the implementation and administration of Habitat for Humanity - NYC's ongoing affordable homeownership development projects from inception through construction and sale of units.

• Direct and monitor the progress of all contractors to ensure all projects are on time, on budget and meet the highest quality standards.
• Preparation and evaluation of scopes of work, bid packages and monitoring the bidding process for consultants and contractors on assigned projects.
• Work closely with project architects, engineers, expeditors, attorneys, general contractors, consultants, etc. to track, monitor, and implement all necessary documentation required by all city and state agencies in connection with the Department of Buildings process.
• Perform project management for assigned projects during construction, including preparation of requisitions and correspondence, keeping track of all expenditures and job meeting minutes provided by architect, and coordinating all aspects of the project to move it to completion.

• Coordinate and implement all tasks required for the acquisition of new development projects including identifying perspective properties, performing financial feasibility analysis, preparation of offer letters and purchase agreements and coordinating the requisite due diligence such as appraisals, property inspection reports, environmental reviews, budget preparation etc.
• Support the Finance Department with all tasks required to secure financing for acquisition and construction of new development projects, including preparing project pro-formas and conducting other financial analyses.

• A Bachelor's degree in Construction Management, Architecture, Engineering or related field with a minimum of five years of work experience is required.
• Extensive major rehabilitation and ground up construction experience as well as a thorough knowledge of NYC Building Codes.
• Additional consideration will be given to those applicants with experience in real estate finance, acquiring land, and managing design of affordable housing.
